The game room is in the leasing tour and the listing photos. Then residents use it. We supply tables built for that, and we keep them playable after the ribbon cutting.

What property managers actually deal with

Cloth that survives. Residential cloth in an amenity room is torn inside a year. We spec commercial-weight cloth and quote the recover cycle up front, so it's a line item, not a surprise.

Coin-op or free play. Both. Coin-op tables cut abuse and pay for their own maintenance. Free play reads better on a tour. We'll tell you what we see working at comparable properties.

Cues, balls and the small stuff. In a shared room they wear out faster than they walk off. Tips flatten, shafts warp, balls chip. We bring replacements on the same visit as service, so the room isn't sitting with two usable cues and a chipped cue ball until someone files a work order.

Resident complaints. A dead cushion or a roll-off gets reported to the office, not to us. Put us on a service schedule and it gets fixed before it's a work order.

Portfolio service

If you manage more than one property, we handle the whole set on one schedule and one invoice. Recover cycles staggered so no two amenity rooms are down the same week. Same crew, same standard, every property.

RealPage, NetVendor and Yardi VendorCafé. COIs, additional insured, waiver of subrogation, all routine. Send us your requirements sheet and we'll turn it around.
